January’s number of new listings doubled since December, which is not so surprising. The rumblings have indicated that the spring market just might get an early start this year and we have been on the lookout for that. The more interesting increase is that the number of new listings last month was nearly 23% more than January 2018. Buyers have been waiting for this inventory infusion to get back out there and get swinging again. The market is shifting a bit more in favor of buyers, but we can expect the game to remain competitive.
Overall Portland Prices:
- Average sale price in the metro area for 2019 through January was $452,200, a 5.2% increase from this time last year.
- The median sale price increased by 5.3% to $400,000 in the same comparison.
- Rates have decreased to 4.25% for a 30-year, fixed, conventional with excellent credit.
